What are the steps to buying a newly developed home?

As a new home specialist, I work with many builders directly to remain knowledgeable about all the newly developed homes that are available, or will become available for my clients. I familiarize myself with the community HOA, the taxes, and other information like home availability. Buying a new construction home with a realtor is a great choice. As your agent , I am able to work with the builders to get  you closing costs and upgrade incentives. My job is to get you the best new home for your needs, at the best price.

Loan Pre-Qualification

With a new construction home, it is required that you be pre-approved with their lender, regardless of what builder you choose. However, once you go through with that process, there are options to utilize alternate lenders if you wish to do so. Whether you are doing an FHA, VA, Conventional, or down payment assistance loan, it is still important to get pre-qualified with the builder. This will help us know what your budget will be, and to not waste your time on a home that is out of your qualification specifics.  It is important to remember to NOT go through the pre-qualification process with a lender unless you are certain that you are ready. Every time you go through the process, your credit takes a hard hit.

Finding And Registering Of Your New Home

There are many builders out there for new homes that I work closely with. Once we have found out what specific builder you like, we can go tour the models. My job is to help you navigate through the ever-changing builder world and help you get into a home that best fits your needs and wants. It is essential that YOU, the home buyer, registers with me PRIOR to, or on your first visit to the developments. As your agent, it allows me to work with the builder on your behalf to negotiate certain terms. There are a lot of new model homes, and I can help ensure that you don’t waste your time looking at homes that are out of budget, or don’t meet your needs. Unlike shopping for lived in homes, the home you look at isn’t necessarily the one you are purchasing.

Getting You Into Your New Home

Once you have found your dream home, the builder’s agent will start the process of Escrow on your new home. This is where earnest money deposits and signing of initial paperwork is started. From the time I sign on as your agent, I will be there every step of the way, from Escrow until closing day. I am here to help with any negotiations allowed on your behalf, make sure that you are up to date on the construction process, and work with the builders to help ensure that your construction process is kept on track. I will be there every step of the way, especially on closing day to give you the keys to your new home!
